The idea
A new landmark for Jæren.
The Dune begins with a simple proposition: Jæren's most important future building should be created from the identity of the landscape, not placed in opposition to it.
Early concept illustration, not a final design or planning proposal.
A region can be globally recognised and still lack one place that gathers its identity.
Jæren already has the raw qualities destinations try to manufacture: horizon, weather, a powerful food landscape, long beaches, the North Sea and proximity to an international energy and business region.
What it lacks is a contemporary place where those qualities are brought together through architecture, hospitality and public experience.
The Dune is proposed as that gathering point, not as a replacement for the landscape, but as a frame through which it can be encountered in a new way.
The name
The Dune
The name is direct, international and rooted in the physical character of the coast. It describes the architectural idea as much as the location: a building that rises, folds and is crossed like terrain.
It should normally appear without “Hotel” or “Resort” in the primary name.
The Dune is a working project name until trademark and legal screening are complete.

What the project is, and what it is not.
What The Dune is
- A proposed destination spa and hotel with approximately 100 rooms and suites
- A year-round wellness concept designed around Atlantic nature and Nordic thermal culture
- A low architectural landscape with a memorable central space
- A possible public roof walk and viewpoint
- A platform for regional food, craft, culture and experiences
- An early-stage development concept requiring extensive feasibility work
What The Dune is not
- A private beach
- A conventional hotel block
- A tower or skyline object
- A promise of development approval
- A final architectural design
- A claim that protected coastal landscape can be built on
- A project that should proceed unchanged if evidence shows the location is unsuitable
Five principles.
- 01
The horizon remains dominant
Architecture frames the sea; it does not try to outperform it.
- 02
Wellness creates year-round life
The spa makes wind, rain, darkness and winter part of the attraction rather than a seasonal disadvantage.
- 03
The building becomes landscape
Roof, path, courtyard and terrain are designed as one connected experience.
- 04
Public value is designed in
Access, viewpoint, local use and regional partnerships are not later additions.
- 05
Evidence changes the design
Planning, environment, land and commercial analysis must be able to move the footprint, reduce the scale or change the concept.
Unique for the region. Relevant for Norway. Recognisable internationally.
The Dune should aim for the level of architectural clarity that makes people travel to see a place before they know every facility inside it.
It should be capable of appearing in international architecture, design, wellness and travel media while still being understood locally as a project born from Jæren.
That ambition requires a world-class multidisciplinary team, a serious client organisation and a planning process built around the site's limits.
See how the idea becomes a building.
The architecture is organised around movement from inland shelter to the open Atlantic horizon.
